Experience

 

President of Legal 1031 Exchange Services, Inc, Todd Pajonas is a respected member of the New York Bar, working in real estate and title insurance since 1992. A strong figure in the industry with a zeal unmatched, Todd lectures on IRC §1031 tax deferred exchanges, structured installment sales, real estate taxation, cost segregation, and other real estate related topics in his position at Legal 1031.

Before his work with Legal 1031, Todd established the Northeast operations for two separate national qualified intermediaries, served as counsel for two national title insurance underwriters, and founded a national qualified intermediary.

In addition, Todd Pajonas has served as a guest lecturer at the New York University School of Continuing Professional Studies where he taught a class on IRC §1031 tax deferred exchanges. His work, which is esteemed, to say the least, has been featured in publications such as The New York Times, National Real Estate Investor, Shopping Center Business Magazine, Registered Rep Magazine, and Small Business Review. Bill No. 6339, which was signed in 2013 by Governor Malloy. The bill sets forth guidelines and requirements that refer to minimum fidelity bond and errors and omissions insurance coverage, as well as the inclusion of a prudent investor standard to maintain the liquidity and preservation of the exchange funds. Twice, before the Connecticut Banks Committee, Todd Pajonas testified to the Committee and was an instrumental force and factor behind the law being enacted.

A well-known communicator and educator within his industry, Todd Pajonas’ lecturing has gotten him in front of crowds at CPA societies, Board of Realtors, educational organizations, financial organizations, and Land Title Associations, to name a few.

Todd is also the author of a wide selection of legal articles, including but not limited to, Tax Deferred Real Property Exchanges: Do Co-Ops Qualify?, published in the New York Law Journal on August 9, 1999; Vesting and Finance Issues Related to Tax Deferred Exchanges Under IRC §1031, published in the May 2000 issue of the West Real Estate Finance Journal; Reverse Tax Deferred Exchanges of Aircraft, published in the December 2001 issue of Aviation Week’s A/C Flyer International, Why Tax Deferred Exchanges are Good For Your Clients, published in the New York Real Estate Journal on December 31, 2001; Reporting Primary Residence Sales – The IRS has modified requirements when §1031 exchanges and partial rentals are involved, published in the New York Law Journal on March 12, 2007; How Mortgage Disclosure Improvement Act Has Changed Residential Closings, published in the New York Law Journal on September 2, 2009.

Todd Pajonas is a graduate of Saint John’s University, and he received his Juris Doctor degree from Touro Law School. Todd is also an author of fiction and a short-story writer.

Todd Pajonas has served as a guest lecturer, teaching classes on IRC §1031 tax deferred exchanges. Sounds fun – he knows – but Todd enjoys sharing his knowledge with future generations, training them for excellence and having fun doing it.

Todd Pajonas received his Juris Doctor from Touro Law School. Touro College Jacob D. Fuchsberg Law Center, commonly known as Touro Law Center, is an ABA accredited law school. It is located on Long Island, New York, in the hamlet of Central Islip.
